What is APR?

Annual Percentage Rate (APR) represents the true yearly cost of borrowing, including interest and fees. In owner financing, the APR is often negotiated directly with the seller.

Key Loan Term Concepts

Interest Rate: The percentage of the principal charged for borrowing each period. Owner financing rates are typically higher than conventional mortgages but more flexible.

Amortization Period: The length of time to fully pay off the loan through regular payments. Common periods range from 10 to 30 years.

Balloon Payment: A large lump-sum payment due at the end of a shorter loan term. For example, a 30-year amortization with a 5-year balloon means you make payments as if the loan runs 30 years but must pay the balance at year 5.

Down Payment: The upfront cash paid at closing. Larger down payments often secure better interest rates.
